This project involves a complete gut renovation and tenant fit-out of the full floor. The scope includes coordination of all construction activities and providing comprehensive project management support, with a strong emphasis on engineering.

The redesigned space features a mix of open and private offices, conference rooms, ISO Class 8 clean room laboratories, and dedicated product packaging and storage areas. Specialty product development spaces were built to strict pressurization standards to ensure product purity, following clean room protocols with HEPA filtration. Additional specialized areas include production, assembly, and packaging rooms, autoclave sterilizers, quality control labs, and a distribution/shipping hub for finished products.

MEP systems were upgraded to support the facility’s advanced operations, including connections to DOAS risers, welded stainless-steel ductwork to fume hoods, fan-powered filter units for proper air changes, supply and exhaust air valves, VAV boxes for office areas, and water-cooled heat pump air handlers for supplemental cooling and heating. Centralized compressed air, vacuum, and reverse osmosis systems, along with distribution piping, were installed throughout the lab spaces. The project also incorporates state-of-the-art LED lighting and smart controls to optimize energy efficiency and performance.
